The site is a 4.4 ha parcel of land on the eastern edge of Calow, north of Chesterfield Road. The site is close to bus stops and within easy walking distance to local shops and services, the local pub and Eastwood Park.
The Duckmanton Lodge site has been derelict for a number of years, with the buildings on site being in a state of disrepair. The significant deterioration in the remaining buildings on site has resulted in anti-social behaviour issues.
